Generally Treewood were quick to respond and willing to spend money to fix problems (eg we got a new washing machine quickly when ours broke) but I just found their whole approach quite lax.

During our tenancy, we had an ongoing problem with cockroaches which was out of our control (we are clean, weren't leaving food out etc). A few things were not followed through with or misjudged by the agent, which would have alleviated the problem before it became a massive stress - which it did.

For example, when cockroaches were spotted early on in the tenancy around the plug holes, the agent, Marios, agreed to have the drains cleaned, but did not send pest control to investigate any further. He also said "cockroaches hate water, so I doubt it's the drains" - a massive misjudgement, as pest control later told me.

Later on when the cockroach problem was worse, we agreed a treatment of three visits from pest control, but I don't believe he organised the third visit while I was away - the monitoring traps from the second visit were left behind (full of cockroaches) and he could not send me the correspondence with the company to prove they'd completed the treatment. Likewise, he said he would contact Environmental Health to get to the root of any issue related to the restaurants surrounding the flat - which pest control has explicitly said would be the cause of the problem. Instead he passed the job over to the handyman to fill cracks in the walls and floors (which, considering the roaches were most often spotted at the drains, was a short term, cheaper fix than getting to the root of the issue).

This was at the end of my tenancy, so I would recommend future tenants get assurances that the issue has been dealt with.

Again, we agreed that the wheelie bins needed to be secured due to being misused by patrons of the cafe next door, as well as passers by and rough sleepers (the bins were constantly full of unbagged litter until one evening they overflowed in the rain, filling the front yard with maggots). He even requested me to send him links to reasonably priced storage units which could be fitted in the yard. This never materialised.
