This was my first move-out from living with my parents, so I wasn't very aware of the dangers of rip-off agencies. I was relying on my house-mate's knowledge, as he was experience in moving around and had been with a lot of agencies and private landlords.
YourMove did not show us the tenancy agreement until we had already submitted our security deposit of £750, and then took £375 for referencing fees.
When my housemate moved out, and left me there to invite my sister in his place, the agency charged another £375 referencing fee. I stated that this was unreasonable, as I had already been referenced, so only my sister should be checked; but they stated that I would be re-referenced every time a change in the tenancy agreement was made.
The agency had quarterly inspections of the house which were not strict, but did take notes that I was not aware of until I came to move out.
After a year of living there, my sister was on the gist of moving out, and I was in the difficult situation of trying to stay myself while trying to advertise to a new tenant for a property run by an agent that I myself was not very happy with.
Then the agency sprung an email stating that they wanted £100 fee to renew the tenancy agreement for the next year, and that was the last straw.
I found a new place and left immediately, and they hit me up for another charge of £125 for a "check-out fee" that was to pay for the check out inspection.
My sister and I cleaned the place together very well, I even got a carpet cleaner in. As we were both a bit OCD, I think we got it to a very high-quality.
During the check-out inspection, stupid things were highlighted, like dust in between the slats of a wardrobe's louvre door, and dust behind the bathroom ventilation fan (which I couldn't get to through the cover plate). Other things like: dusty front door, light porch ceiling mould, light electric hob marking, light mark on wall near light switch, smear on mirror; were all raised. These things were not even visible, and the photographs taken didn't even show anything.
After moving out, I was hit with a £422 fine against my security deposit to fix these "findings". Since then, I have disagreed to their claim and I am filing a dispute with the security deposit service "MyDeposits".
They refuse to give me any contact details of the landlord so that I may communicate with them, and have done nothing but try to wrench money from me.
As a first-time renter this experience was a real eye-opener; and one that I plan on doing my best to avoid in the future.
