There were two conditions in my rental agreement - one that two large items of furniture would be removed. The other was that it would be professionally cleaned afterwards. Neither were done so I had to stack up the furniture in one of the bedrooms which wasn't useable for two weeks whilst they organised getting it collected. It was also not cleaned - the blinds especially were really grotty and sticky and covered in fluff, and there was dust everywhere.

At the end of the tenancy I had not received my deposit back within the required timetable by the tenancy deposit scheme rules (10 working days), and likewise hadn't been informed of any deductions. When I tried to chase it, I was simply told "We will surely update you in due course, if any deductions is required.".

As I had neither had an inventory done when I moved in, and had cleaned the flat within an inch of its life when I moved out so it was gleaming, I was not prepared to have any deductions considering they had not done what they'd said they'd done at the beginning of the tenancy. I submitted a complaint to the tenancy deposit scheme and received my deposit back in full.

I also found them very aggressive when increasing the rent. I was already pretty much at the top of what I could afford in the first year, and at the end of the contract, I was told it would increase by £100. However, rent prices had been stable for the year in the area, so was far beyond inflation. We 'settled' on £50 more. When I moved out a few months later, they advertised the property back at it's original price in the first year.
