Everything was legal and above the board. But still had a traumatic experience. Responded to most issues timely, barring one which I reported after communicating about my notice. Typical of landlords, they are greedy, increased the rent after the first year by 18%.

On the bright side, they dropped off some of our things we left behind. 2 stars for the gesture.

Being new to the UK and not knowing about fixed term tenancy, we signed a 24 month contract with a 12 month break clause. After the first 12 months we could give a 2 month notice anytime. However, after the first year's break clause, they not only increased the rent by a whopping 18%, but they also made us sign a new fixed term contract.

I wanted to vacate 3 months before the end of tenancy as per the fixed term contract. Normally the apartments get rented out quickly but they deliberately put up the rent so high that it wouldn't be worth it.

They wanted a rent of £2300 pm while our rent was £2050 pm when we gave the notice well ahead of time.
We requested them to drop the price to £2100 pm so that we could at least save a couple of months worth of rent and were willing to pay them the difference of (£2400) to ensure they didn't lose money.

Charged us for replacement chairs which we know they won't replace for the next tenant, could have just got it cleaned to restore them, we were charged a cleaning fee and were happy to include the chairs along with it. They were given to us in no better condition and we argued it was regular wear and tear.

Be wary of fixed term contracts, always go for rolling ones. Thankfully the government will void all fixed term contracts in the future.
