I never personally met the landlord. Communication was only by email where he avoided any discussion that not favour him.

I started renting a room on the 01/09/2019 from the landlord. At the time I wasn’t in London yet since I was travelling abroad and I was returning on the 05/09/2019. However, because I was in need, I accepted to rent the house from the 1st so that the landlord will not loose any money.

After a month, due to personal reasons I had to relocate therefore I gave in my month’s notice and according to the contract, I started looking for a new tenant.

During the last month, I have been advertising the room through social media and other services where I was looking to find a proper tenant (According to the landlord, a proper tenant is that it passes the landlord references and other people in the house are ok with him/her). When we finally found one, the tenant wanted to start he tenancy on 18/12/2019. The Landlord then said that he wants me to pay the additional 18 days that the room will be vacant between my departure and the new tenants arrival. This is not a condition of the contract.

While I did not agree to pay the additional 18 days rent, the landlord proceeded with the new tenant and told us to stop looking. In the meantime more people have been asking to see the property but we were just telling them that the property was not available any more.

13 days after I moved out I have been asking the landlord to send me my deposit and he mentioned that he will deduct the penalty + the 18 days of tenancy while the room was empty.
