AVOID!!!! In 20+ years of us being tenants at various properties in London and Kent, this money hungry landlord was the worst we have ever had to deal with! We
experienced unfair treatment from day 1 (do your own very thorough and detailed inventory with loads of photographs and videos to protect yourself). We experienced unfair treatment from the agents as well! BEWARE! The landlord did not maintain any of the trees (front and back of property) during our entire tenancy and blamed us for not maintaining the garden, which was not true! Our garden waste bin which was full after every use, was emptied every fortnight by Sevenoaks council.

WARNING! AVOID! We experienced very unfair treatment from Helen Breeze, Sevenoaks regarding the check-in and check-out procedures. Do your own very thorough and detailed inventory of the whole house, garden, garage, shed, drive and back patio. Take loads of photos and videos. Condition of carpets and curtains are poor! Helen Breeze did a very basic inventory with very few photographs leaving out a lot of issues which you will be blamed for by the landlord. At the end of tenancy, the landlord pays NoLettingGo to do the check out inspection which will not be in your favour! BEWARE!

Single bedroom is very small, it will fit a junior bed but not a single bed comfortably. Several kitchen cupboards have damaged cupboard backings which results in you losing items. There is a “well” which was suppose to have been a water feature made by the landlord but left incomplete. It fills up with rainwater which just sits there and attracts mosquitoes. It was a massive burden to manage it during our 3.5 years of tenancy at this property. Warning - the carpets were grubby and didn’t seem to have been cleaned professionally when we moved in. They will blame you for the state of the carpets. Also, the curtains were not professionally cleaned before we moved in (there were watermark on the linings). The landlord will insist you dry clean the curtains when the tenancy comes to an end. Beware regarding garden maintenance. The tenancy agreement will not fully represent the obligations and expectations of the garden maintenance. Do a thorough inventory of the entire garden including loads of photos and videos including the drive and back patio.

Friendly neighbours however the road out front of the property is a nightmare! Speeding traffic, very large lorries from the builders merchant which causes the house to shake and cracks develop on the walls. Road noise pollution has become worse with the volume of traffic. Most Fridays expect traffic to come to a standstill out front the property. Very narrow pavements so not safe for young families. It’s a nightmare to park your vehicle on the drive as “snobbish” drivers make it very difficult for you to stop out front to reverse on to the very steep drive!
