The agency is known as the cheapest letting agency in the town, which is true, but this obviously means that you get worse service and poorer living situations. Also, this way they can claim they can't buy new furniture and the flat can't be overhauled to be livable.

The agency was thorough, ensuring a clean property for move in, move out and monthly inspections. They also gave the appropriate notice period for these inspections and for any maintenance they or we viewed as needed.

Town and Gown was our original letting agency and they did okay at communicating. But when T&G became part of Rollos, the communication really went downhill. The lead tenant would email and it often took several emails to ever get a response. They gave a blanket warning of inspections and said they wouldn't give us any other notice. A couple of times the inspection just didn't happen or it was rescheduled and we were given less than 24 hours notice of the change. One of the nice things though was that they were usually quite clear with what they wanted when they emailed us. They were also really good at forwarding us emails from the landlords

Letting agent was friendly, but they tried to scam us for cleaning even though the flat wasn’t clean when we moved in and it was left in a clean state. We argued back and managed to avoid a charge.

They conduct monthly inspections and often require entry to flats for various maintenance things, so it felt like they were constantly popping in and out.

I usually got my full deposit back, except for once they deducted a lot for light bulbs, so look out for that. The pre-inspection before moving out was a very nice service, because it was possible to fix issues before they affected the deposit. They want properties to be returned totally spotless. My flatmates and I split the cost of end-of-tenancy cleaners to make sure we got our deposits back.

Most of the staff was lovely, though the owner had very little respect for students and had a tendency to treat us like children. He was frequently brusque and once entered our flat unannounced through the back door, entered my bedroom while I was asleep, and shouted for me to get up so he could show me an issue with the flat. This was extremely inappropriate, and not the first time he turned up at the property unannounced. There was another time he showed up because he'd heard there was a wild party on our street and wanted to have a look at the place with no notice, which is not legal.

Town and Gown have been pretty responsive and helpful in the last two years of letting

Agency were not great at replying to emails, but were really good at fixing things. Very nice to rent from.
