A lot of the problems we had with our agency, were really the fault of our landlord, as it seems he was very unresponsive. That said, our agents tended to be very slow to reply and were not good at updating us.

In the most serious example, when we moved in the heating was completely broken. It took almost 3 months to get a new boiler, leaving us without heating in the depths of winter. We had to arrange all of the appointments ourselves and had to constantly badger the letting agent for updates, going up the chain of management to ever achieve any results

The letting agents seem to have no understanding of basic laws and tenants protections - they pressured us into paying for a "no deposit option", by heavily suggesting we wouldn't be given the property if we didn't pah the extra money (which seems to violate the laws around Agency fees). When we later moved to a standard deposit, it took them months, and lots of badgering by us to put it into a protection scheme.

Part of me wants to be sympathetic to them, as if a landlord is awful there isn't loads they can do, but they were completely disorganised and inattentive. They knew we were living in a freezing home in winter and still would forget to email back, forget to tell us they were on holiday, make excuses etc.

Failured to "managed let".
Ignored issues, defer everything to overseas Landlord.
Do not work for their tenants interests.
Check-in Inventory was ajoke.
Check-out charges for issues raised at the start of tenancy.

The worst lettings agent I have ever encountered. Communication was slow, essential repairs took months or never happened and they took months to return deposit with so many deductions even though we left the house in a better condition than when we moved in.

LEADERS in St Ives, Cambs.

Was bad from start to finish. Firstly noone accompanied me they just gave me the keys and sent me off, the property wasdirty and some of their contractors had broker a radiator valve, no key for the back garden for the first couple of months (the kids school holidays) then not much contact, house and landlord OK. Then a leak flooded the kitchen and I was told had sewage contamination so told I couldn't stay but they would reimburse my food and accommodation costs but then after I had paid out said that wasn't an option, terrible communication and dealt with gas and electricity bills in a way that I doubt was legal. Charged me £350 for a tenancy clean despite telling me when I had to have it cleaned to move in they wouldn't hold me to the clean at the end. The report stated what amazing condition I left the property in but they with held some of my deposit - really really terrible experience, tried to make a formal complaint but they made it so difficult in the end I sadly just gave up.

Extremely poor service and timelines for repairs. Never contactable unless it was them needing something. Landlord seemingly very close friends with member of staff. Laughing and joking together outside the house after turning up unnanounced

Took ages to return deposit, had to threaten raising a dispute with Tenancy Deposit Scheme in order to get it returned.
