Landlord rating
During our 5 years of renting their property we found we managed the property for repairs,. this was because the landlord does not reside in the UK and the property was also not managed by the agent, Savillis . The house was built in 1930 and there were many repair issues. One of the issues was a leaking shower that leaked through the kitchen ceiling and dripped on the kitchen table and overtime caused an issue with the light which you could not use, if you switched the light you would trigger the main circuit box. The landlord was very much aware as we purchased sticker tape in the attempt to stop the leaking which we deducted the cost from our rent. The leak remained over the 5 years of our rental until we left the property June 2024.
When we did vacate the premises the landlord made a claim on our deposit money for not emptying one of the bins and £540 for house not cleaned enough. They also claimed for decorating because the en-suite extractor fan did not function properly and black mould accumulated behind the wardrobe. Five years of leaking ceiling no comment from landlord, Savills or TDS.
We rented over 7 years with two properties and in our experiences we would not recommend renting to anyone. If you can avoid renting, avoid!! It’s all about making money from your tenants.

Built 1930, lots of repairs needed always something not working properly. Landlord does not live in the UK and not managed by the estate agent. Tenant manages the property repairs. While we were renting some repairs: plumbing issues and flush with downstairs cloakroom (unable to use). Garden fence repair, cylinder leak in loft, window jammed, wi-fi installation , underfloor heating system problems, sewage blockage, re-location of gas meter. Leaking shower and electrical issues in the kitchen.

Area rating
Batford just on the outskirts of Harpenden walking around 25 minutes walk to mainline train station and town. Harpenden is a very nice town. The house is located opposite a large school which at times an issue when parents dropping/collecting their children off morning/afternoon as the road became extremely busy and not always easy to get out of the drive. On a busy road but not badly situated.
