Extremely disappointed with the checkout process and unfair deposit claims. After moving out, Woodfell Asset Management attempted to deduct a third of my tenancy deposit for what is clearly fair wear and tear.
When I first moved into the property, it was practically a building site, and the quality of finish in several areas was noticeably poor from day one. For instance, the bathroom lacked basic tiling around the wash basin, which naturally makes the walls highly vulnerable to standard daily use. To try and penalise a tenant for structural choices and a poor initial finish is completely unreasonable.
I would advise future tenants to take exhaustive photos on move-in day to protect themselves.

This unfair deposit claim caps off a very frustrating tenancy. Requests for maintenance were not always processed in time, and the communal bin area is a total mess that is consistently poorly managed by staff.
More alarmingly, there are serious security issues with the building. While the front entrance is protected with an access code, several other entrances have no locks whatsoever. This is basic security, and it means the building can be easily accessed by strangers. Unsurprisingly, delivery packages have been reported missing during my stay. Furthermore, the car park is unsecured, and my car was scratched a number of times by children playing there. Another resident reported noticing the exact same issue with their vehicle.
I strongly advise future tenants to look elsewhere or, at the very least, take exhaustive photos on move-in day to protect themselves from this management company.
