Agency was fine and legal unless you needed anything. We had rising damp (dark mould in bay window which returned within days of cleaning and caused respiratory problems). They said "it's probably just your lifestyle". We asked the visiting handyman to look and he refused, saying the agent had warned him not to discuss the mould.. It was painted over for house viewings.
They refused to remove a short metal pole in the yard until after 2 yrs our partially sighted housemate tripped and lost her front teeth. Then it mysteriously vanished.
During viewings the landlord also promised the next tenants they could have all of our private furniture (it came part furnished). Annoying but fine because we had an itinery.

low crime, nice area of york, near centre and near park. Lots of neighbourhood cats. My bike got stolen in the alley but it was left unlocked so that's inevitable.
