The landlord frequently used an unqualified handyman for repairs that were not safe nor adequate.
This landlord frequently charges illegal tenant fees.
This landlord frequently illegally refuses to protect deposits.
This landlord routinely lies to tenants about their legal rights (presumably because she herself has no knowledge of them).
Because of the short tenancies offered, the landlord visits regularly for viewings, sometimes several times a week. She doesn't care about who lives in the house as tenants are just money. I had to live with a drug addict until he was finally evicted.
This landlord has no regard for the wellbeing of the tenants, a good example being the installation of carbon monoxide alarms 2 hours before an HMO inspection.
The landlord does not adequately maintain the communal areas and hasn't provided adequate waste disposal (despite larger bin sizes being available)
There is no check in or out procedure and the landlord does not check rooms prior to moving in nor does she offer any documentation.
I do not think it is actively malicious, just ignorant of her responsibilities and somewhat penny pinching. Still, I recommend you avoid dealing with Deborah Clarkson at all costs.

The condition of the property was generally poor when I moved in but did improve due to frequent (weekly) building work on the property. The price is, I estimate, about 10-20% higher than similar properties in the area. Several parts of the property are in a state of dilapidation but are actively being worked on. The house, despite being a normal sized detached property, contains up to 9 tenants, all of which have short contracts, making this somewhat of a doss house.

The neighbourhood is quiet and enjoyable. It is clean and has reasonable services now that the shop has been opened on Kimberlow Rise. The buses are frequent into town an cycling take 15 minutes to the city centre. The area also has quick links to the ringroad and therefore the M1.
