Agent-managed property with minimal landlord contact. Move-in clean was not done and had to be chased. At the end of the tenancy, the landlord tried to claim excessive deep cleaning fees. I disputed this through the DPS and successfully recovered most of the money. The decision confirmed that the majority of the charges were not justified. I was also wrongly accused of wall damage, which was withdrawn after I provided dated photos proving it was a pre-existing issue from a plumber’s repair which had already been reported. The approach was opportunistic and caused an unnecessary deposit dispute.

Communication was always polite and professional. We were disappointed that we had to go through a formal process of dispute with DPS to get our deposit back despite letting agents completing an inspection weeks prior with no issues raised and using photos of flat before we moved out to advertise on Rightmove. This further validated the good condition the flat was in. We acknowledge the letting agents can only advise and decision to pursue unjustified claims rests with the landlord and this is reflected in our review. The director of branch handled our concerns professionally.

Property rating

It is a lovely new build flat in affluent area and modern bathroom. Only 1 parking space available and often visitors park in your designated space with no way of patrolling this. It is shame about the property management side of things as flat itself is very nice.
