Tenancy review for 60 Garbett Road in St Bartholomew, Winchester rented from Geoff Woodfield

The service from our landlord was not as expected. We regularly had him arrive or arrange viewings without providing the 24hrs notice. He constantly ignored the mold/damp issue. Along with ignoring our attempts at communication. Repairs we not done by licensed contractors and were left in the property unsupervised. As students we had to move home due to COVID-19, we requested reductions in our rent as we pay for bills included and we were not there to use utilities. Despite communications from the University, he showed no compassion and very little understanding.

The property was in poor condition. There was mold/damp in the majority of rooms including the bathroom. The rooms varied in size, with all rooms on the smaller side, two very undersized. This is due to the house originally being a 2 bed semi, adapted into a 5 bed HMO let to students. The entrance hall featured sharp and broken tiles, the garden was constantly overgrown with the access blocked by this.
