Zsolt is the best landlord I had whilst studying at UEA. Correspondence between us and the landlord was always prompt and precise. Any problems or issues we had were dealt with and/or fixed as soon as possible, if not immediately. The landlord takes pride in the house and maintaining it to a high quality. I never felt that we (or the house) were not cared for or taken seriously because we were students. Our rent also including all the outgoings including wi-fi and bills so made all our lives much easier in our final year. Deposits were protected quickly and we had no disputes about money.

Property review for 42 Lovelace Road, Earlham Rise, Norwich

This student property is beautiful, with brand new carpets, paint, and fittings put in before we moved in in September 2020. The four bedrooms are of varying sizes, but we were able to decide between us how to split the rent. The house is a compact terrace, but worked for us as a group as we were all very close friends anyway. Heating and hot water worked well and easily throughout tenancy, with no issues with damp or mould, and the house retained heat well. As there were 5 of us in this 4 bed house, in an ideal world we could probably have benefitted from an extra toilet/bathroom. However, the bathroom the house does have is exceptional and all brand new, with no mould and easy to clean. The front and back gardens are also lovely, and was mowed by us but maintained throughout the year by the landlord.

Area review for Earlham Rise, Norwich

The house is very close to the university, no longer than a 10 minute walk. Bus stops for the 25/26 bus line were only a few minutes walk from the house, so was well connected to both campus and the city. The house is also directly opposite a local shop and a take-away which was incredibly handy. Also close to UEA lake and Eaton Park. There are other student houses on the road so student parties can and do go on, but there are non-students living in very close proximity to the house. Due to the pandemic we didn't often have many other people in the house, but if we did we were careful regarding noise due to an older man living directly next door. Lovelace road itself is busy so can get very noisy, particularly due to large delivery trucks unloading throughout the day and at weekends, but you do get used to this, and the windows at the front of the house do keep out the majority of the sound when closed.
